How to find a property first

WITH many properties being tenanted or sold before being listed on the market, if you are looking to rent or buy just how can you find a property first?

Here is how to find a property first (from us, the experts):

A large number of our properties are tenanted or sold off-market. Generally, off-market means they are not publicly advertised.

Selling or renting off-market has its benefits for vendors. It attracts qualified buyers or tenants, it’s convenient (no open homes several times a week), it’s discreet, it’s less expensive (no need to spend money on styling or marketing) and it can often be quicker.

So while selling or renting off-market is good for the vendor, it does mean for those looking for a rental or property to buy unless they know how to find a property first, they’re often missing out.

Finding properties before anyone else largely relies on building relationships. You need to know who to talk to and talk regularly to them.

If you are looking to buy, we recommend you start by letting us know what it is you are looking for. Do a little leg work yourself first and identify possible properties based on size, style and location.

Then fill in a property alert on our website, make sure you’re on our database and make contact regularly so when a property comes up that matches your criteria we can let you know.

If you are looking for a rental approach our property managers. If your current tenancy is due to end, make sure you contact them well in advance so there is time to find you a new property before you have to vacate.

Similarly, if you are talking to a property manager and they know you are willing to wait until the end of a tenancy for a specific property it can save you money and heartache.

If you’re an active buyer looking to purchase or a tenant looking for a rental, contact us and see how we can help you find a property first.
