What you need to know before renting

SO, you’re looking at renting a property.

Whether is it your first time or you’re looking to rent after owning, here’s what you need to know before renting a property…

1. Requirements

Before choosing a rental property, you should make sure the property matches your lifestyle and requirement needs.

Is it the right size? Is the property in the right location for work and social activities? Is it suitable for children or pets? Does it have the security you need?

And does it have the facilities you need and if not, can you add them?

Is it maintainable, for example, can you look after the garden or pool? And are there additional costs for maintenance, such as pool or garden maintenance?

Ask yourself these questions before you sign a tenancy agreement.

2. Agreements

There are a number of tenancy agreements.

The standard tenancy agreement is the General tenancy agreement. This agreement is used for a tenant renting a house, unit and townhouse.

It is a legally binding written contract outlining the legal rights and responsibilities of a tenant and the property manager or owner. And it applies to everyone renting the property.

Prepared by the property manager or owner, the agreement can include special terms, such as keeping pets, pool maintenances or water charges if both parties agree.

Once written and given to the tenant, the tenant has five days to sign and return the agreement to the property manager or owner.

A copy of the agreement must then be sent to the tenant within days of the property manager or owner receiving the original. Tenants must also be given a copy of the RTA’s Pocket guide for tenants – houses and units (Form 17a).

During the tenancy, any new tenants or sub-tenants have to be approved and given permission to move in by the property manager or owner.

3. Before starting a tenancy

Know your rights responsibilities before you look at a place to rent.

Once you’ve applied for a property and been approved, you will receive a tenancy agreement. Read the agreement carefully before you sign it.

Ensure you are clear about the costs involved (rent, water costs) and what is included.

Keep all receipts for any money paid such as rental bond and rent and a copy of the agreement.

At the end of the tenancy, the rental bond will be returned as long as no money is owed to the property manager or owner for rent, damages or other costs.
